{"id":15565,"date":"2012-11-01T10:56:10","date_gmt":"2012-11-01T14:56:10","guid":{"rendered":"http:\/\/www.constructionspecifier.com\/?p=15565"},"modified":"2016-02-26T11:26:47","modified_gmt":"2016-02-26T16:26:47","slug":"best-practices-for-design-and-construction","status":"publish","type":"post","link":"https:\/\/www.constructionspecifier.com\/best-practices-for-design-and-construction\/","title":{"rendered":"Best practices for design and construction"},"content":{"rendered":"<figure id=\"attachment_15568\" aria-describedby=\"caption-attachment-15568\" style=\"width: 722px\" class=\"wp-caption alignnone\"><a href=\"http:\/\/www.constructionspecifier.com\/wp-content\/uploads\/2016\/02\/eff_Fig.-6-Brick-Paver.jpg\" rel=\"attachment wp-att-15568\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-15568 size-full\" src=\"http:\/\/www.constructionspecifier.com\/wp-content\/uploads\/2016\/02\/eff_Fig.-6-Brick-Paver-e1456503181193.jpg\" alt=\"Images courtesy Joseph Crissinger\" width=\"722\" height=\"412\" srcset=\"https:\/\/www.constructionspecifier.com\/wp-content\/uploads\/2016\/02\/eff_Fig.-6-Brick-Paver-e1456503181193.jpg 722w, https:\/\/www.constructionspecifier.com\/wp-content\/uploads\/2016\/02\/eff_Fig.-6-Brick-Paver-e1456503181193-300x171.jpg 300w, https:\/\/www.constructionspecifier.com\/wp-content\/uploads\/2016\/02\/eff_Fig.-6-Brick-Paver-e1456503181193-624x356.jpg 624w\" sizes=\"auto, (max-width: 722px) 100vw, 722px\" \/><\/a><figcaption id=\"caption-attachment-15568\" class=\"wp-caption-text\"><span style=\"font-size: 8pt;\"><em>Images courtesy Joseph Crissinger<\/em><\/span><\/figcaption><\/figure>\n<p>When dealing with efflorescence, there are a few simple rules to remember.<\/p>\n<p><b>Design<\/b><\/p>\n<ul>\n<li>use sill pans in all openings;<\/li>\n<li>use slumps in the 100-mm (4-in.) range;<\/li>\n<li>use low-alkali portland cement;<\/li>\n<li>provide overhangs at roofline and sills;<\/li>\n<li>use vapor retarder under slabs and in walls;<\/li>\n<li>use durable, preformed end-dams at openings;<\/li>\n<li>keep water-cementitious material (w\/cm) ratio low (approaching 0.45);<\/li>\n<li>use waterproof liners in planters and fountains;<\/li>\n<li>waterproof below-grade spaces, including elevator pits;<\/li>\n<li>use proper drainable weeps spaced maximum 610 mm (24 in.) on center (oc);<\/li>\n<li>install a moisture barrier between coping and masonry;<\/li>\n<li>use durable through-wall flashing turned up the back and sealed;<\/li>\n<li>substitute portland cement with recommended proportions of fly ash; and<\/li>\n<li>specify brick with additives that neutralize alkaline sulfates or are free of such.<\/li>\n<\/ul>\n<p><b>Construction<\/b><\/p>\n<ul>\n<li>use wet curing methods;<\/li>\n<li>use clean potable water free of salts;<\/li>\n<li>keep sprinkler systems off walls;<\/li>\n<li>cover brick cubes until ready for use;<\/li>\n<li>provide drainage away from structure;<\/li>\n<li>use aggregate washed in potable water;<\/li>\n<li>follow American Concrete Institute (ACI) 306, <i>Guide to Cold-weather Concreting<\/i>, for applicable conditions;<\/li>\n<li>do not clean masonry with pressure-cleaning;<\/li>\n<li>consolidate grout pours with a mechanical vibrator;<\/li>\n<li>cover the tops of unfinished masonry walls and sills;<\/li>\n<li>do not pour grout or concrete in cold or damp weather;<\/li>\n<li>do not use sea sand or aggregate washed in salt water;<\/li>\n<li>perform efflorescence testing on brick units before having them laid;<\/li>\n<li>tool mortar joints to a smooth, dense, and concave surface; and<\/li>\n<li>use clean fine and coarse aggregate washed with potable water.<\/li>\n<\/ul>\n<p>For more on efflorescence, see article by Joseph \u201cCris\u201d Crissinger\u00a0called &#8220;<a href=\"http:\/\/www.constructionspecifier.com\/why-red-brick-tu\u2026ng-efflorescence\/\" target=\"_blank\">Why red brick turns white: Understanding efflorescence<\/a>.&#8221;<\/p>\n<p><em>Joseph \u201cCris\u201d Crissinger, CSI, CCS, CCCA, ASQ, has almost 30 years of experience preparing construction specifications.
