Adolfson Peterson will serve as the\u00a0general\u00a0contractor overseeing\u00a0construction.<\/p>\n<p>\u201cWe\u00a0are\u00a0attracted to\u00a0Minnesota,\u00a0and this site in particular,\u00a0for many reasons, including its history of strong community and commitment to sustainable, forward-thinking design,\u201d said Dan Otis, principal at Brickstone Partners.\u00a0\u201cWe are very excited to be a part of the thriving market here, and it is important to us that our designs honor the architectural heritage of the area and enhance\u00a0the neighborhood\u00a0from multiple perspectives.<\/p>\n<p>\u201cAfter\u00a0receiving\u00a0initial feedback on\u00a0our\u00a0original\u00a0plan for a\u00a0taller building, the\u00a0Cedar-Isles-Dean Neighborhood Association, or\u00a0CIDNA,\u00a0requested we provide the neighborhood with three options that we considered\u00a0to be\u00a0more reasonable in height\u00a0and more consistent with the neighborhood.\u201d<\/p>\n<p>The designs\u00a0up for review\u00a0by\u00a0CIDNA\u00a0include:<\/p>\n<ul>\n<li class=\"bwlistitemmargb\">A\u00a013-story tower\u00a0constructed of high-quality concrete and high-end finishes. This building\u00a0maximizes setbacks,\u00a0allowing\u00a0significant green space\u00a0between adjacent properties\u00a0and\u00a0using height to maximize open space.<\/li>\n<li class=\"bwlistitemmargb\">A\u00a0nine-story,\u00a0C-shaped\u00a0concrete and wood structure. This option\u00a0offers a hybrid option between the\u00a0six-\u00a0and 13-story buildings as it steps from\u00a0nine\u00a0stories to\u00a0four\u00a0stories at Lake Street. This\u00a0building has slightly less open space than the 13 story, but still accommodates better set backs to the neighboring properties.<\/li>\n<li class=\"bwlistitemmargb\">A six-story,\u00a0wood-frame\u00a0donut-shaped building. This\u00a0structure\u00a0would be\u00a0much like the standard\u00a0six-story,\u00a0multi-family projects prevalent\u00a0in\u00a0the marketplace.\u00a0This option would offer a more continuous fabric fa\u00e7ade along Lake Street. Also, the building\u00a0is the least tall of the three options,\u00a0encompassing much of the site and offering\u00a0the least\u00a0open space.<\/li>\n<\/ul>\n<p>All three designs include approximately 200 units\u00a0and 295 underground parking spaces. Additionally, they include\u00a0an\u00a0abundance of high-end\u00a0amenities,\u00a0such as\u00a0a\u00a0rooftop pool\u00a0and fitness and yoga rooms\u00a0to accommodate\u00a0the active lifestyle of the neighborhood. A gourmet coffee shop and juice bar at street level\u00a0will add\u00a0ambience\u00a0and convenience\u00a0to residents and passersby\u00a0alike.<\/p>\n<p>Concluded\u00a0Otis, \u201cWhile all three designs are great options, our\u00a0aim is\u00a0to be cognizant of the property\u2019s neighbors, the\u00a0beautiful\u00a0surrounding\u00a0scenery\u00a0and\u00a0urban design. Given these factors, we believe our 13-story design is the best fit, allowing for a much more green space and a responsible footprint.
