It is designed by <a href=\"https:\/\/www.gpchicago.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Goettsch Partners<\/a> and <a href=\"http:\/\/www.hparchitecture.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Hartshorne Plunkard Architecture<\/a> (HPA) .<\/p>\n<p>One Chicago will\u00a0create more than 204,387 m<sup>2<\/sup> (2.2 million sf) of new residences, 5110 m<sup>2<\/sup> (55,000 sf) of office space,\u00a0and 17,466 m<sup>2<\/sup> (188,000 sf)\u00a0of retail, along with\u00a0a restaurant, and a large roof garden on top of a podium building.<\/p>\n<p>The 76-story main\u00a0tower anchors the new development\u2019s southeast corner and will\u00a0contain 276 apartments and 77 condominiums. Set back\u00a0approximately 14 m (45 ft) along its eastern side, the tower\u00a0design creates a new\u00a0urban park providing a buffer from street activity.<\/p>\n<p>The tower is composed of five vertical, rectilinear bars dropping off at varying heights as the program mix changes. The setbacks allow for multiple large terraces and create a more slender form as the tower rises. Expressive fins varying in width reinforce the verticality of the building, giving the fa\u00e7ades a distinct texture. At the tower base, the residential lobby, amenity spaces, and a large terrace open up to the urban park.<\/p>\n<p>The second tower anchors the northwest corner of\u00a0the development. Similar to the main tower, the\u00a0building features roof terraces formed by the tower setbacks that provide\u00a0private outdoor living spaces for residents. The\u00a0private residential amenities on the 10<sup>th<\/sup> floor extend out\u00a0onto the upper podium roof deck,\u00a0which provides a large outdoor\u00a0amenity.<\/p>\n<p>\u201cOne Chicago will transform an underutilized site in the\u00a0heart of River North into a dynamic, multifaceted\u00a0development,\u201d said Jim\u00a0Plunkard, AIA, founding partner of HPA. \u201cThe\u00a0project has been thoughtfully crafted to integrate millions of square feet of\u00a0new programming into an\u00a0authentic, urban experience for building users,\u00a0neighborhood residents, and the city as a
