The Mennica Legacy Tower<\/a>, a commercial high-rise complex by architecture firm\u00a0Goettsch Partners<\/a> (GP) has topped out in a\u00a0growing district of Warsaw,\u00a0Poland.<\/p>\n

The complex is divided into a 35-story tower on the southeast side of the site and a smaller 10-story building on the west side. The project adds more than 65,000 m2<\/sup> (700,000 sf) of Class A office space and also includes a conference center, fitness\u00a0amenities, street-level retail, and four levels of underground\u00a0parking.<\/p>\n

Designed by GP with Epstein<\/a> as architect\u00a0of record (AOR) and structural\/mechanical, engineering, and plumbing (MEP) engineer,\u00a0the tower is constructed for\u00a0nearly column-free floor plates to allow larger lease spans and flexibility in\u00a0tenant workplace. Outside, tenants and visitors are welcomed at street\u00a0level by the tower\u2019s three-story lobby,\u00a0enclosed with a transparent, cable-supported\u00a0glazing that blurs the boundary between the lobby and outside.\u00a0The tower\u00a0core is clad with large\u00a0stone slabs accentuating the solid mass of the core,\u00a0in contrast to the lightness of the building\u2019s lobby.<\/p>\n

\u201cThe two buildings are designed to be integrally linked with the\u00a0large urban plaza,\u201d says James Goettsch, FAIA,\u00a0chairman of GP. \u201cOur\u00a0goal was to create an architectural composition that offers a unique sense of\u00a0place, to enhance the public realm of Warsaw.\u201d<\/p>\n

The complex features sweeping rounded corners at\u00a0the south that open to the large public plaza and define the main\u00a0pedestrian\u00a0pathway between the two buildings. The tower mass features rounded\u00a0corners on the northeast and\u00a0southwest sides helping to reduce the visible\u00a0length of the east and west facades; on the opposite corners, the tower\u00a0incorporates a strong vertical edge.<\/p>\n

The southeast and northwest corners are further\u00a0highlighted by slightly recessed vertical slots breaking up the\u00a0building\u2019s\u00a0mass. The southeast corner of the tower steps\u00a0in three-floor increments\u00a0outward as it rises, opening the slot to the sky and\u00a0creating a profile that becomes a glowing\u00a0beacon at night. A\u00a0sloping screen wall at the building\u2019s top enhances the profile and integrates\u00a0roof terraces into the\u00a0overall massing. The textured, saw-toothed fa\u00e7ades reinforce the rounded corners and give the enclosure an ever-changing\u00a0appearance as one moves through the complex.<\/p>\n","protected":false},"excerpt":{"rendered":"
