Keeping low-slope roofs dry in northern climates |
|
When three separate wood-frame structures in the northern United States showed evidence of possible moisture infiltration in the roof areas, an independent architectural/engineering consulting firm was called in to confirm the issue was present, determine the amount of damage, find the source, and design solutions. All three buildings had been built within the last 10 years, and shared similar design characteristics, with commercial space on the first floor and apartments on the upper levels. When all three assessments had uncovered premature failures to some structural components of the roof assemblies as a result of accumulated moisture in the truss space, a thorough investigation into the source had to be conducted.

California office gets modern look with copper-colored metal panel façade |
|
To attract and retain high-tech tenants to the Mountain View Corporate Center, California, the new owners updated three buildings from concrete exteriors to a modern copper-colored metal panel façade. To achieve the intended appearance, more than 2137 m2 (23,000 sf) of aluminum panels with copper anodize was used. Along with the high-tech aesthetic, the durable anodize supports the property’s sustainability goals and protects the aluminum panels. |

LIST OF DRAWINGS REQUIRED IN SPECIFICATIONS TOC? |
I have been asked if the List of Drawings is required in the Specification Table of Contents. The only answer I have is that “we have always done it this way.” Is there an official requirement for this? MasterSpec has a section 00 01 15 that lists what to note when it is or is not included but I cannot find any information regarding whether it must be included or under what circumstances. |

WARRANTIES BETWEEN DIFFERENT MANUFACTURERS |
To keep an open specification, we list a few manufacture's products in our waterproofing (horizontal & vertical) and AVR (air/vapor retarder) sections. If Single Source is not specified, how do you word warranty requirements where different systems meet...literally a “joint” warranty. I find manufacturers will warrant their membranes but will not warrant where the two systems meet. Since most issues happen at transitions, this does not offer much peace of mind. |
