A new 38-story condominium tower is taking shape on Manhattan’s Upper East Side, combining traditional architectural materials with contemporary residential design.

CetraRuddy has unveiled the design for 175 East 82nd Street, a 73-unit residential development featuring a hand-laid brick facade, multi-story loggias, and amenity spaces designed around wellness and outdoor living.

The project draws on the architectural character of the surrounding neighborhood while introducing a contemporary approach to scale, materials, and interior layouts.

“Our approach was to create a building that is rooted in the tradition of the Upper East Side, balancing the scale, materiality, rhythm, and character of its architectural fabric with a distinctly contemporary perspective,” says CetraRuddy founding principal John Cetra, FAIA.

Douglaston Development conceived the project in collaboration with CetraRuddy. Its construction arm, Levine Builders, is responsible for construction. The building plans to open in 2027.

The exterior features custom Endicott Desert Ironspot brick made from iron-rich clay. According to CetraRuddy, the team selected the material for its natural variation and character.

The building has views across Central Park.

The brick facade frames multi-story loggias and provides a consistent architectural element across the tower. Tall brick piers also anchor the expansive loggias on the 24th and 25th floors, where the building incorporates 30-foot ceilings.

These upper levels include penthouse residences and amenity spaces. They also feature double-height outdoor gathering areas with views across Central Park.

The interior design team worked closely with Douglaston Development and Levine Builders. CetraRuddy founding principal Nancy J. Ruddy and associate principal Kana Ahn led the effort.

Facilities and amenity spaces

Planned wellness amenities include a sauna and a dedicated yoga and Pilates studio. The 24th floor also features a 40-foot indoor swimming pool beneath 32-foot ceilings.

The amenity spaces sit within the tower’s first tier of loggias. Their configuration connects indoor gathering areas with outdoor spaces and views of Central Park.
