From enclosed plaza to open-air retail destination

Adolfson & Peterson Construction has been selected by retail real estate investment firm Asana Partners to renovate the former Oak Lawn Design Plaza in the Dallas Design District.
The multi-million-dollar project will repurpose the 1970s-built, 4-ha (9-acre) parcel now named The Seam, into high-end retail, wellness, and food offerings set in an open-air environment.
The new revitalized development is characterized by geometries and sophisticated materials. The site’s original layout was reconfigured, removing portions of the existing complex that obstructed visual and physical connections to Slocum Street.
Additionally, the team will add outdoor features such as state-of-the-art lighting, modern hardscape and softscape, new curb lines, and sidewalk upgrades.
Upon completing all upgrades, The Seam will provide nearly 50 spaces for retail, restaurants, wellness providers, and showrooms.
Adolfson & Peterson Construction launched construction in March 2025, with completion anticipated within 12 months. Morris Adjmi Architects (MA) serves as the design architect, with GFF Design acting as the architect of record.
