$11.5M Palm Beach site set for industrial development

A 5.65 ha (8.13-acre) site in West Palm Beach, Fla., is set to become an 8,691 m2 (93,556 sf) Class A industrial facility designed to accommodate logistics, distribution, and light industrial operations. The planned Palm Beach Commerce Center will provide a mix of flexible spaces for businesses seeking modern industrial capacity in the market.
The facility will feature 9.75 m (32 ft) clear heights and 22 dock doors to support efficient loading and distribution. Its building depth of more than 54 m (180 ft) will provide substantial floor space, while suites starting at approximately 1,086 m2 (11,700 sf) will allow the multi-tenant project to accommodate a range of users.
The $11.5 million acquisition and development project is a partnership between PTM Partners and Hernandez Development & Construction. Hernandez will serve as developer and general contractor.
The partners are repositioning the property from previously approved retail, gas station, and daycare uses. They say the shift reflects continued demand for industrial space in Palm Beach County. Industrial vacancy in the county remains among the lowest in South Florida, despite increasing supply, according to PTM.
The site’s location along Belvedere Road provides visibility and access for local and regional operators. The project design accommodates businesses seeking smaller industrial suites rather than large, single-tenant facilities.
Designed for local businesses
“Demand for well-located industrial assets continues to outpace supply across South Florida,” said Michael Tillman, CEO and co-founder of PTM Partners. He said the project fits the firm’s investment strategy and outlook for West Palm Beach.
Alex Hernandez, CEO of Hernandez Development & Construction, said the project will provide right-sized suites and a building designed for local and regional businesses.
The partners did not provide a construction start date or completion schedule.
