BLOCKSEAL is a liquid-applied, water-based flashing that seals window and door substrates in new and existing applications.

A low-VOC acrylic sealant, BLOCKSEAL provides excellent adhesion on a wide variety of surfaces, including weathered wood, shakes, plywood, clapboard, primed metal, galvanized metal, urethane, polyester, adobe, brick, stucco, concrete, masonry, slate, slab, and various other substrates. This high-resin formula with ceramic pigments creates a watertight seal, keeping moisture from penetrating door and window openings beneath the exterior facade of the structure.

Certified by Fenestration & Glazing Industry Alliance (FGIA), BLOCKSEAL exceeds the AAMA 714-22 standard for liquid-applied flashing and delivers exceptional crack-bridging performance per ASTM C1305, at 20 mils, recovering its shape when cracks close. It also passes ASTM D 1970 for adhesion over nails and fasteners. BLOCKSEAL also complies with International Residential Code R703.2 and Florida Building Code 1405.4, providing a continuous, water-resistive barrier behind exterior wall veneers.
