A $116 million luxury resort is under construction in Sedona, Ariz., with the development designed around the region’s desert landscape.

R.D. Olson Construction has broken ground on Senoa Resort & Spa, a 70-key wellness resort on a 4.6-ha (11.5-acre) site near downtown Sedona. The villa-style development will include 29 freestanding structures and site work designed to preserve views of the surrounding desert and Oak Creek.

R.D. Olson Development and Senoa Investment Partners are developing the project.

Construction will proceed in two phases. The first will include demolition and remediation of existing buildings, grading, drainage, utilities, site improvements, and building-pad certification. The second phase will focus on villa construction and completion of the remaining site work.

The buildings will be positioned to preserve sightlines across the property, and crews will salvage soap tree yucca plants during construction. Materials selected for the site will help integrate the resort with the surrounding landscape.

The project is expected to create more than 150 jobs across hospitality, wellness, and construction.

The resort will include a two-story creekside restaurant offering Indigenous menu options, a Red Rock Saloon bar, an event lawn, private access to the creek, and a poolside area.

A 511 m² (5,500 sf) spa will be the development’s central amenity. The property will also include a 297 m² (3,200 sf) multipurpose space for meetings and events.

Guest rooms will incorporate indoor-outdoor layouts intended to connect occupants with the surrounding landscape. The project team expects Senoa Resort & Spa to open in late 2028.
