Cruise ship-inspired office campus tops off in Miami

Construction has topped out on the Royal Caribbean Group’s expanded campus in Miami. The design for the 3,251 m2 (350,000 sf) building draws inspiration from the group’s cruise ships.

The project, designed by HOK, is on the southwest corner of the Port of Miami. Construction will finish late this year.

Rising from the water’s edge, the building features an undulating facade and layered terraces that lead to a three-level garden atrium. Each floor extends outward to provide horizontal shading and reduce solar loads. LED lighting will highlight the building’s curvilinear form.

The project will replace existing asphalt parking with green space. Parking will move to an adjacent facility that mirrors the main office building’s edges and curves.

Inside, the open-plan workplace supports collaboration. The design includes a variety of meeting spaces. Staff lounges offer expansive views and provide areas to recharge or work away from desks.

Other amenities include an auditorium, collaboration areas, a marketplace, and a casual dining cafe. The top floors house an executive suite and event space, with views of Biscayne Bay and downtown Miami.

In addition to architecture and interior design, HOK is leading master planning, structural engineering, lighting design, sustainability consulting, and experience design.
